W Hotel Residences Pompano Beach

10% a Year LeaseBack Program:
The W Hotel Condo Suites Pompano Beach

The W Pompano Beach leaseback program pays eligible Suite owners a fixed 10% of their purchase price every year for two years. For a limited time, the Developer of W Pompano Beach is offering buyers of fully furnished studio and one-bedroom condo-hotel Suites the option to lease their Suite back to the Developer under a fixed-term agreement, with lease payments made quarterly. Instead of waiting to see how hotel occupancy performs in the first years after opening, leaseback owners know their lease income in advance.

Below is a full breakdown of how the W Pompano Beach leaseback works, what it pays at today’s starting prices, what it does not cover, and how to enroll before the offer ends.

How the W Pompano Beach Leaseback Program Works

  • Eligible units: fully furnished studio and one-bedroom condo-hotel Suites only. Two-bedroom Suites and the private Residences are not included.
  • Lease payment: fixed payments equal to 10% of the purchase price per year.
  • Payment schedule: paid quarterly, in arrears, meaning each payment covers the quarter that just ended.
  • Term: two years.
  • Management: Suites are professionally managed and included in the Marriott-managed hotel rental program.
  • Owner costs: maintenance fees and utilities remain the owner’s responsibility during the leaseback term.
  • Enrollment deadline: you must enroll before you sign the purchase contract. The program cannot be added afterward.
  • Participation: entirely voluntary, offered by the Developer for a limited period, with terms set in the formal lease agreement.

W Pompano Beach Leaseback Example: A $900,000 Suite

The Developer’s own example uses a $900,000 purchase price:

ItemAmount
Purchase price$900,000
Annual lease payment (10%)$90,000
Quarterly payment$22,500
Total over the two-year term$180,000

10% Leaseback Payments at Current Starting Prices

Applied to the current starting prices for eligible Suites, the W Pompano Beach leaseback works out as follows:

Suite (Starting Price)Quarterly PaymentAnnual PaymentTwo-Year Total
Studio ($850,000)$21,250$85,000$170,000
1 Bedroom + Den ($1,390,000)$34,750$139,000$278,000

Because the payment is a percentage of the purchase price, a higher-priced Suite on a better floor or with a better view earns a proportionally larger lease payment. See the full W Hotel Residences Pompano Beach prices and floor plans for every eligible Suite.

What the Leaseback Does Not Cover

The 10% is a gross lease payment, not net income. During the two-year term the owner still pays:

  • Maintenance fees. HOA fees at W Pompano Beach are projected at under $1.85 per square foot per month. On a 578-square-foot studio, that is up to about $1,070 a month, or roughly $12,800 a year.
  • Utilities for the Suite.
  • Property taxes and insurance, which apply to any Florida condominium owner.
  • Financing costs, if you use a mortgage to close.

As a rough illustration, a $850,000 studio earning $85,000 a year in lease payments, less up to about $12,800 in maintenance fees, leaves around $72,200 before utilities, taxes, insurance and any mortgage. Your actual numbers depend on your unit, the final budget in the Prospectus and the terms of your lease agreement, so review them with your accountant before you enroll.

Leaseback vs. the Hotel Rental Program

Every Suite at W Pompano Beach can participate in the Marriott-managed hotel rental program. The difference with the leaseback is who carries the early occupancy risk:

For many buyers, the appeal of the W Pompano Beach leaseback is certainty during the hotel’s ramp-up period, when occupancy and nightly rates are still being established.

Who the W Pompano Beach Leaseback Fits Best

  • Investors who want predictable income in the first two years instead of relying on early hotel occupancy.
  • International buyers who will not be in Florida often and want a hands-off, professionally managed asset.
  • Buyers financing their purchase who want a known payment stream to plan against their carrying costs.
  • First-time condo-hotel buyers who want to see how the hotel performs before relying on rental income alone.

Important Points Before You Enroll

  • It is time-limited. The Developer is offering the leaseback for a limited period, and availability can end without notice. Ask us whether it is still open before you reserve.
  • You must decide before signing. Enrollment has to be completed before the purchase contract is executed.
  • Read the lease agreement. The exact terms, including how payments are calculated and when they begin, are set in the formal lease agreement, not in marketing materials.
  • No income or resale guarantees beyond the lease. The Developer makes no representations about rental income after the term, future market conditions or resale value.
  • Get tax advice. Lease income is taxable, and the treatment differs for U.S. and international owners.
